The Building Regulations, and associated legislation, are designed to ensure that buildings are safe, energy efficient and provide reasonable access and facilities for all.
There is a statutory requirement for Building Regulation approval when you are proposing to carry out any relevant building work. This includes not only the erection and/or extension of a building, but also certain types of modifications. Some examples of modifications that are controlled by the Building Regulations are the installation of works and fittings such as new waste appliances, new drainage, heating and ventilation systems, photo voltaic and ‘green’ technologies, adaptations for inclusivity, alterations to the structure of a building or works which alter or affect the means of escape from the building in the event of fire.
